If Noyac Rd. is owned by Suffolk County--THEY would have to make the decision whether to close road to truck traffic--not the Town.
What are the chances of that?

Once the Supervisor declares a "snow emergency" all private roads are plowed.
In addition--the town highway dept. is obligated to maintain private roads in passable condition for emergency vehicles.
Finally-- there is a mechanism in NYS Town Law to allow municipalities to to modify the minimum right-of-way down to 30ft"

The violations go to the landlord who was well aware of the property limitations before renting to a young entrepreneur starting his first venture.
Every lease gives a landlord the ability to immediately terminate if there are violations of local codes. This operation exists under the tacit approval of the landlord, who no doubt provides for periodic rent "adjustments" to his 15 yr lease, and is laughing all the way to the bank.

Every time a cell carrier applies to plunk some 150 ft. monstrosity in town (most recently E.Quogue), they are told instead to "pursue stealth installations in existing structures, flagpoles, church steeples, etc..."
This exact language comes from the Town's wireless master plan adopted in 2006. Their attorneys are going to love the ARB denial next time they are told to pursue "stealth installations" instead of their ugly tower."

These prices are a steal, and will most likely be snapped up by savvy investors, while the "locals" stand around heaping scorn and mockery on the purchasers.
